Growing a real estate agency

Grow your Real Estate Agency.

Growing a real estate agency: how to generate listings, advertise on Google and Facebook, set agent splits, recruit producers, and scale past your own deals.

What actually moves the needle once you're open

You closed a few deals. Maybe you even recruited an agent or two. And now your phone is full of new agents asking for splits you can't afford to give. Welcome to the part of running a brokerage nobody talks about. You are no longer in the real estate business. You are in the talent business.

Here is what most independent agencies get wrong. They recruit anyone with a license, give them 80% splits to compete with the big franchises, and then wonder why the override on a part-time agent doing two deals a year does not pay the office rent. The agencies that actually grow recruit producers, support them with real lead flow, and structure splits with caps so the agency keeps margin once an agent hits volume.

The other lever is paid lead generation, and it is expensive. Google Ads for "sell my house" keywords can run $50+ per click in competitive markets. Facebook seller lead funnels can work but require real budget and real follow-up systems. If you are not willing to spend $5k–$15k a month on marketing once you are past the sphere stage, you are not building an agency. You are running a hobby with a license.

  • $200k–$1M+ Earning potential Once you build a producing roster and lead system
  • Google + sphere Top channel Paid search plus a sphere database is the proven combo
  • Splits + caps Pricing model Agent splits, caps, and optional desk or transaction fees
  • Producing agent Best first hire Recruit volume, not warm bodies, even if the split is rich

Honest check: are you ready to grow it?

Yes, keep reading if

  • You're already operating but feel stuck at solo or near-solo
  • You're working too many hours for the revenue, and you know it
  • You're ready to fix pricing before you chase more leads
  • You'd hire your first or second person this quarter if you knew how
  • You want a business that runs without you in the truck

Skip this and read something else if

  • You're pre-launch — read the "start" guides first
  • You want to grow without changing how you operate
  • You're afraid of putting someone else on payroll
  • You think "more leads" is the only answer
  • You'd rather argue with this list than try the ideas in it

What you can realistically earn from a real estate business

A recognized brand, lead systems, and a manager running ops.

Ballpark monthly ranges for a typical US operation. Your market and pricing move these.

Should I advertise on Google or Facebook?

Google captures urgent intent ("sell my house fast," "homes for sale in X"). Facebook builds long-term seller pipeline. Most established agencies run both, with the split weighted toward whichever produces cheaper closed deals.

Read the full guide →
How should I structure commissions and splits?

Set agent splits, annual caps so producers earn more once they hit volume, and clearly defined desk or transaction fees. Match the franchise economics or offer something distinctly better.

When should I hire my first agent?

When you have a lead system producing more opportunities than you can personally close. Hire a producing agent first, not a brand-new licensee who needs you to train them.

How do I grow a real estate agency beyond myself?

Recruit and retain producing agents, systemize lead generation, and build a brand sellers trust before they need to list. The growth guide breaks down the sequence.

Is TikTok or Instagram worth it for a brokerage?

Instagram is essential for listing marketing and recruiting agents. TikTok is a real growth channel for agents willing to be on camera. Both work, but they are brand and recruiting tools, not direct lead channels.
